MOLD TESTING

Mold is a type of fungus that grows in damp, humid environments, spreading through airborne spores. It thrives on water-damaged materials like wood, drywall, and carpet, releasing spores that can trigger asthma, allergic reactions, and respiratory issues. The most dangerous type found in homes is Stachybotrys chartarum, or "toxic black mold".
RADON TESTING
Radon is a naturally occurring, radioactive, colorless, and odorless gas produced by the breakdown of uranium in soil and rock. It seeps into homes through foundation cracks and, if trapped, can reach dangerous levels. As the second leading cause of lung cancer, it poses a major health risk, though it is easily detected through testing and reduced with mitigation systems.
XRF ANALYSIS
Local Law 31 requires NYC building owners (pre-1960) to use EPA-certified inspectors to perform XRF (X-ray fluorescence) testing on all painted surfaces, including common areas. This non-destructive, handheld scanner identifies lead-based paint at or above , with results documented for 10-year record retention. NYC is now in the enforcement phase Landlords and property owners can be fined up to $1,500 per unit.
WATER AND SOIL TESTING
Testing soil and water in NYC focuses on identifying urban contaminants like lead (soil) and bacteria or plumbing metals (water). Soil testing is commonly done via state-certified labs. Water testing involves monitoring tap water for safety.
